It’s no secret that homeowners associations are a big part of life here in Southwest Florida, especially for those looking at condos or new builds. In 2025, Naples ranked third in the nation for HOA burden, with median dues coming in at $711 per month—about 20% of the average mortgage payment. That figure comes from a study comparing HOA fees to monthly principal and interest for a median-priced home, factoring in a 30-year loan at around 6% interest with 10% down. Naples’ landscape of condo-heavy and newer communities means HOA fees are common, and recent changes in insurance, inspections, and reserve requirements have all played a part in pushing those costs higher. Out of 300 metros analyzed, Naples stood out for the share of listings with HOA fees above the national average.
