  • Florida’s Home Market Offers Abundant Choices for Buyers

Florida’s Home Market Offers Abundant Choices for Buyers

It’s surprising to learn that Florida has 1.5 million vacant homes—about 14.7% of all housing. Many of these are seasonal or vacation properties, which means they’re not available to people searching for a year-round place to call home. As someone who’s worked with buyers, sellers, and investors on Marco Island for over 16 years, I see firsthand how high demand for second homes keeps prices elevated and reduces options for local families and workers. Every property here has its own story, but finding affordable housing is still a real challenge for many. Whether you’re dreaming of a waterfront getaway or a long-term home, understanding this dynamic is key to making the right move.

  • Maximizing Your Home Equity: Florida Sellers’ Guide

Maximizing Your Home Equity: Florida Sellers’ Guide

It’s surprising how many Florida homeowners see more than half their hard-earned equity vanish when selling the traditional way—between agent commissions, closing costs, and last-minute price drops, the numbers add up fast. I’ve watched clients on Marco Island feel squeezed by this, even in our vibrant waterfront market. That’s why I’m intrigued by a new approach: securing buyers before the home even closes. This model shifts the balance, allowing sellers to keep more of what they’ve built up, while investors earn a fair (but modest) return. It’s about preserving your equity and making the process smoother—something I always strive for with my clients. Every home sale should have a happy ending, and keeping more of your equity is a great place to start.

  • Vacation Homes Make Up 7.8% of Florida Housing, 6th Most in the U.S.

Vacation Homes Make Up 7.8% of Florida Housing, 6th Most in the U.S.

I’ve always believed there’s something unique about the Florida housing market—especially when it comes to vacation homes. In fact, 7.8% of Florida’s housing is made up of vacation properties, the sixth highest share in the country. Across the U.S., we’re facing a housing shortage of 4.03 million units, and vacation homes have dipped to 4.74 million in 2024, now accounting for just 3.3% of all housing. Interestingly, timeshares are seeing higher occupancy rates than hotels these days. Florida sits at the top in sheer number of vacation homes, while northern New England boasts the highest concentration. Here on Marco Island, every property—whether year-round or a getaway—has its own story, and I love helping folks discover just the right fit for their dream lifestyle.

  • What Smaller U.S. Homes Could Mean for Buyers

It’s fascinating to see how the landscape of new American homes has shifted over the past decade. The average size of a newly built single-family home has trimmed down from 2,700 to 2,400 square feet, even as the price per square foot surged by about 72%. By 2025, one in four new single-family homes sold were under 1,800 square feet—up from just one in six ten years ago. Larger homes of 3,000 square feet or more are becoming less common, dropping from about one in three to one in five.

Builders are responding to rising costs for land, labor, and materials by offering more modest designs—helping keep homes within financial reach, especially with mortgage rates hovering between 6% and 7%. For buyers who are budget-conscious or entering the market for the first time, these smaller footprints can mean lighter down payments and more manageable monthly payments, even if overall affordability remains a challenge.

From my years guiding buyers and sellers on Marco Island, I’ve learned that every home—large or small—offers its own kind of comfort and sense of belonging. While the trend toward cozier spaces is national, here on Marco Island, the value of finding a place that feels like home is always front and center.

  • Florida Luxury Condos Are Rising Across the State

It’s an exciting time for luxury condos across Florida—developers from the east coast to the west, and certainly here in South Florida, are shaping skylines with new projects designed for discerning buyers. Many of these residences start at $1M or more, especially in places like West Palm Beach and Naples, where the offerings reach even higher. But luxury in Florida isn’t one-size-fits-all; in Miami and St. Petersburg, you’ll find stunning condos beginning in the $500Ks and $600Ks, all boasting beautiful views and top-tier amenities.

Looking ahead, the development pipeline is strong, with properties in Daytona Beach Shores, West Palm Beach, Sarasota, and Naples set for completion between 2027 and 2031. What really stands out to me is how selective buyers have become—seeking not just luxury finishes, but exceptional locations and the promise of lasting value. After 16 years helping clients find their place in Marco Island’s unique waterfront community, I’ve seen firsthand how the right condo isn’t just a home—it’s an investment in a lifestyle and a future.

  • Florida Luxury Condo Pipeline Expands

It’s an exciting time for Florida’s luxury condo scene—developers are unveiling new towers up and down the coast, each one designed for those who want a little more from where they live. Across the state, you’ll find projects with starting prices often at $1M or above, especially in places like West Palm Beach and Naples, though some Miami and St. Petersburg options begin in the $500Ks or $600Ks and still offer incredible views and amenities. What stands out to me, after 16 years working with buyers and sellers on Marco Island, is how these new developments are planning years ahead—properties in Daytona Beach Shores, West Palm Beach, Sarasota, and Naples are already targeting completion dates from 2027 through 2031. The market for luxury condos in Florida remains strong, but it’s clear that buyers are more discerning than ever, looking for the right blend of location, lifestyle, and long-term value. I’ve always believed every home has its own story, and it’s fascinating to watch how Florida’s next wave of condos will set the stage for new chapters to unfold.

  • Entry-level buyers look beyond home price

Entry-level buyers look beyond home price

When you're searching for your first home, it's easy to focus on the listing price—but there's more to the story. On Marco Island, I've seen how monthly costs like HOA dues, insurance, property taxes, and assessments can really add up, sometimes making a seemingly affordable home less budget-friendly than expected. Thinking about the full picture—not just the sale price—makes a big difference in finding a place that truly fits both your lifestyle and your wallet. Affordability, comfort, and having a trusted local guide on your side are what make that 'welcome home' moment possible. Each property here has its own unique charm, and helping buyers discover where they fit best in our waterfront community is what I love most.

  • Southwest Florida housing market moves toward balance

Southwest Florida housing market moves toward balance

Watching the Southwest Florida market shift toward greater balance is always fascinating—especially for those of us who live and breathe real estate here. Home sales have climbed 10.9% year over year, even as new construction permits have dipped by 22.1% to 18,569 units. If you’re curious about current prices, median home values now stand at $385K in Lee County, $850K in Collier, and $360K in Charlotte. Every statistic like this reflects the unique rhythms of our neighborhoods. After 16 years helping clients explore Marco Island, I can tell you: each market change brings fresh opportunities and new stories. Whether you’re searching for your piece of paradise or simply want to understand what’s happening locally, there’s always something interesting unfolding in our waterfront communities.

  • Florida homebuyers explore emerging housing destinations

Florida homebuyers explore emerging housing destinations

I've noticed a growing trend among Florida homebuyers: many are looking beyond the typical hotspots and turning their attention to up-and-coming cities like Lakeland and Cape Coral. The appeal? More affordable homes, a slower pace, and the promise of a better lifestyle. These areas are seeing a real uptick in new construction, with developers sweetening the deal through mortgage incentives and pricing that makes homeownership more sustainable. Having spent years helping people find the right fit in Marco Island, I understand the value of discovering a community that truly feels like home—and these emerging destinations are offering just that for many buyers. Every neighborhood in Florida has its own story, and it's exciting to see new chapters unfolding in these secondary cities.
